Single ply EPDM rubber roof installation

For this project, we installed a high-performance single‑ply EPDM (ethylene propylene diene monomer) rubber roof system for a property requiring a durable, long-lasting flat roofing solution. EPDM is one of the most trusted flat roofing membranes available, known for its flexibility, UV resistance, and minimal maintenance over decades.

Project Goals & Challenges

  • Replace a deteriorating flat roof with a seamless, watertight membrane that performs reliably over time.
  • Prepare the substrate to ensure perfect adhesion and eliminate weak points.
  • Integrate detailing and flashings around all penetrations (vents, pipes, skirting, upstands) to avoid future leaks.
  • Ensure proper drainage and avoid ponding by incorporating subtle falls or tapered insulation.
  • Execute the work safely, cleanly, and with minimal disruption to the client.

Methods & Execution

Substrate Preparation & Assessment

We began by stripping the old roofing layers and checking the deck, replacing any rotted or warped timbers. A smooth, clean, level substrate was prepared—free of debris, dust, and moisture—to accept the EPDM membrane. According to best practices, moisture and contaminants must be removed so the membrane bonds correctly and avoids blistering.

Membrane Relaxation & Initial Positioning

The EPDM sheet was laid loosely over the roof area and allowed to relax so that wrinkles and folds naturally flatten out. This process ensures that when glued, the membrane lies flat without tension.

Application of Adhesives & Bonding

Using a water‑based adhesive for the bulk of the roof surface and a contact adhesive for the perimeter and vertical upstands, we gradually adhered the membrane. We rolled sections systematically from the centre outward, while brushing and rolling to press the membrane into full contact with the substrate.

Detailing & Flashing Work

Around all edges, wall upstands, penetrations, and corners, we installed compatible flashing and sealant systems. Seam tape, primer, and additional resin detailing were used to ensure fully sealed junctions with no weak points.

Trimming & Final Checks

After the membrane cured, we trimmed the excess material carefully and installed trim pieces such as drip edges and cover trims. Then, we performed detailed inspections, water testing in vulnerable zones, and checked from the interior to confirm watertightness.

Outcomes & Benefits

  • The installed EPDM roof provides a continuous, durable, and weather-resistant membrane with very few joints, limiting the risk of leaks.
  • Because EPDM is UV‑resistant and flexible in extreme temperature ranges, the roof will stand up to harsh sunlight, thermal expansion, and contraction.
  • Properly detailed flashings and transitions reduce long-term maintenance risk.
  • The subtle slope or fall included in the design ensures proper drainage and prevents standing water.
  • The client now enjoys a modern, low-maintenance flat roof solution with confidence in long-term performance and value.
